Annual Management

  • Take professional edited photos inside and outside.

  •  Posting Sign and supra lockbox.

  • Monitoring the property while vacant.

  • Virtual Showing video

  • Coordinating all showings

  • Interviewing  Prospective Tenants and having them complete an application (Credit Report, Criminal Background, Employment and Landlord Verification).

  • Residential Lease written by an attorney (no additional cost)

  • Coordinating repair work to be performed with estimates.

  • Collect Rents, Late fees, Post Notices etc.

  • Monitoring property while occupied by tenants with drive bys, phone contact and email.

  • Monthly computerized statements to you and your tenants.

  • Access to our Property Management Website where you can monitor 24/7 all the property inspections, invoices, work orders, monthly statements, leases and renewals.

  • Complete Walk-through inspections with digital photos upon move in and routine inspections during the lease. 

  • Complete Walk-Out Inspection with Digital Photos after tenant Vacates.

  • Annual Statement and W-9

LONG TERM RENTALS: When this is an Annual lease the Management fee will be a half month’s rent paid at the start of the lease term and then 10% of the agreed to rent amount every month thereafter.

 

Seasonal or Vacation Rental Management: 

(Less than 5 months)

  • Advertising your property through our  syndication program. (MLS, Google, Yahoo, Craigslist, backpage, Trulia, Zillow, Facebook and more….. 

  • Virtual showing video

  • HOA application, rules, regulations and payments to the HOA for rental process.

  • Interviewing prospective tenants and having them complete a full Credit Application and Criminal Background

  • Seasonal Lease.

  • Coordinate all estimates and repairs before rented and while rented authorized by the owner.

  • All monies are collected 2 months before move in date. Owner receives 50% in the beginning of the lease and 50% at the end of the lease. 

  • Monitoring property while occupied by the tenant with drive bys, phone contact and email. 

  • Move in and Move out inspections with digital photos and Video.

  • Income Statements and W-9

VACATION RENTALS: When this is a Vacation lease agreement (less than 5 months) the Management fee will be 18% of the full/gross rental amount per month paid at the start of each lease term. For furnished units $100 additional fee will be charged for initial inventory.

 

SHORT TERM LEASE: (6 MONTHS AND 1 DAY)

SHORT TERM RENTALS: When this lease is less than 6 months the Management fee will be 50% of a full month’s rent paid at the start of the lease term and then 10% of the agreed to rent amount per month thereafter. For furnished units $100 additional fee will be charged for initial inventory.

 

Finder's Fee or One Time Management:

  • Advertising your property through our syndication program. (MLS, Google, Yahoo, Craigslist, Trulia, Backpage, Zillow, Facebook and more….

  • Interviewing prospective tenants and having them complete a full Credit Application, Criminal background, Employment and Landlord verification).

  • Lease written by an attorney ($50 additional fee)

  • Collecting move in monies and depositing into your account.

Finding a tenant or one time only: When is one time only a FULL MONTH'S RENT will be collected.

 

Airbnb

Flat fee starting at $150 per month. We only coordinate move in and out cleaning and house maintenance.

 

Additional Services:

Eviction Process: $170 per person on the lease, court fees and sheriff are charged separately.

Property Advertising only (through MLS and syndication program):$295 flat fee rate.
